Complete Drainage Solutions for Ashburn, VA Homeowners

Dry Creeks & Swales

A dry creek or swale is a naturalized channel that guides runoff along a controlled path instead of letting it spread across the yard. Finished as a decorative gravel-and-boulder riverbed or blended into the turf, it manages water while adding to the landscape - a clean way to route runoff between closely spaced homes. Learn more about dry creeks and swales.

Downspout Extensions

On Ashburn's newer lots, downspouts often discharge close to the foundation, and on clay soil that water has nowhere to go. A buried downspout extension carries it well clear of the home to a safe exit - often the simplest and most cost-effective first step. See our downspout solutions.

Yard Grading & Regrading

Builder grading is set for the day the house is sold, and once landscaping matures and the ground settles, water often starts heading the wrong way. We rework the grade so it flows away from structures, then restore the area with composted topsoil and fresh sod. Learn about our grading work.

Why Ashburn Homeowners Choose Independence Landscape

Independence Landscape has served Northern Virginia homeowners since 2006 with a commitment to quality and communication. Founded by Chad Evans and Curt Greene - two former Department of Defense auditors who left desk jobs to pursue their passion for landscaping - the company now serves hundreds of properties across Ashburn and Loudoun County, from Ashburn Village and Ashburn Farm to Broadlands and Brambleton. As drainage contractors, we know lasting fixes come from diagnosing the whole site, not defaulting to one product. Your dedicated Account Manager evaluates your full property and builds a correction plan around your specific conditions.

Why Drainage Problems Don't Fix Themselves

Ashburn went from farmland to one of the fastest-growing communities in the region in just a couple of decades, and most of it sits on heavy clay that drains poorly. Builder grading handles the day the house is sold, but as landscaping matures and the ground settles, water finds the low spots - which is why so many Ashburn homes rely on sump pumps and still battle a soggy yard. That's why we evaluate the entire site before recommending anything, rather than adding one more fix on top of a grade that's working against you.

What Proper Drainage Actually Prevents

  • ✓ Basement and crawlspace water intrusion
  • ✓ Foundation cracking and settling
  • ✓ Standing water that breeds mosquitoes
  • ✓ Soil erosion, washouts, and bare spots
  • ✓ Drowned or root-rotted plantings
  • ✓ Icy walkways from winter runoff and refreeze

Excellent experience with Chris Oliver and the Indepence Crew. They did all the work promise, well and a little more, noticing things that would look better doing that we hadn’t discussed. Chris oversaw the project and he worked with the crew to make sure the work done was appropriate for the time of year. Especially appreciated his follow up with me after the job to be sure I was satisfied.

My wife and I were so surprised when we came home to the terrific job the team did on our landscape, bed clean-up, and mulching! We can’t say enough about the quality of the job and how much better our yard looks already. We wanted to pass along our gratitude to the entire team and also greatly appreciate all of Sam’s help and level of communication along the way. Thank you again for all your hard work. We look forward to seeing what else you have in store for our yard!

Independence has been performing monthly upkeep on my yard for several years. As a result, my corner lot is the envy of our neighborhood. I have also entrusted them with bigger projects such as burying drain pipes in my yard, landscaping a big area in my front yard, and also spring cleaning, maintenance, and mulching. I am always amazed by the excellent service they provide. From the management team with whom I interface for estimates to the skilled workers who complete the jobs, everything is top-notch.

My first experience with Independence Landscape occurred during last month’s snowstorm. They are responsible for snow removal in my neighborhood under a contract with VDOT. While observing from my window, I noticed one of their snow plows was struggling up a hill, while another truck attempted to tow it. Once they managed to free the stuck plow, it unfortunately veered into both my yard and my neighbor's, as well as knocking down my mailbox in the process.
Witnessing this, I went outside and met Chris, who was genuinely apologetic and assured me they would fix the situation. Once the snow melted, Allen came by to install a new mailbox and it looks great! Chris has also kept me informed, letting me know that once the weather improves, they will repair the damage to the grass in my yard and some of my neighbor’s caused by the plow.
It’s refreshing to work with a company that stands by its promises and takes accountability for unexpected incidents. I appreciate collaborating with a locally owned business that values strong ethics, and I look forward to contacting them for any future landscaping needs. The commitment of employees like Chris and Allen truly makes a difference. They exceeded my expectations in addressing the damage, and I’m very thankful for their efforts. Thank you, Chris and Allen—your company is fortunate to have such dedicated team members!

Independence Landscape is a top notch company! Our church wanted to landscape the front to create an inviting and welcoming walkway up to the sanctuary entrance. The landscape architects listened carefully to our vision which they then interpreted into a place of beauty and function, incorporating a large number of native plants in to the design as we requested. Every person who worked on our property was thoughtful, courteous and diligent. They often went above and beyond to make improvements. Specific requests we made were met with a smile. No shortcuts were taken. Our expectations were exceeded when the work was complete and the congregation responded with praises. We are so proud of our new entrance and are enjoying the results while also supporting the environment. We will be using Independence again for future landscape work.

We've been using Independence Landscape for our lawn treatments for two years now. We also had them do spring cleanup the first year as well. They assign a service quality manager to their accounts. Ours is Allen Safrit. We met Allen initially for the estimate and have found him to be knowledgeable, professional, responsive and proactive.

Independence is a bit higher in price compared to the company we had been using, but, like the saying goes... you get what you pay for. Their treatment plan works great. I had been doing the fertilizing, spraying, etc. for many years and our lawn looked great. But a few years back I thought I would save some time and as the cost was going to be similar we went with another company that initially worked out well. And then we came upon Independence. They were in our neighborhood and we thought we would give them a try. We are so glad we did. Their approach and treatment plan works great. So great that some of our neighbors have asked us who we use.

We can't say enough about Allen. He really makes the difference. It's nice to be able to speak with someone who knows us and our property. In fact, we are considering going with their tree and shrub program next season.

First rate experience and first rate manager. Thanks Independence and Allen for taking care of us so well.

I can’t say enough good things about the customer service and the results I get from Independence landscape. They offer a number of different lawn care regimens specific to the client needs. Over the years, I’ve tried two other lawn services and knowing that it takes years to build a good lawn, I’ve been patient and then disappointed by other companies. Here are some things that make me a customer for life: I get a telephone call from a friendly employee one or two days ahead of the next planned Treatment - Independence checks the weather and does treatments one or two days before rain is expected to improve the efficacy. When I get a reminder call, if I have any specific concerns, they make note of them and I promptly receive a call back from Brandon my Arlington neighborhood representative. Brandon takes time to understand my questions or requests and follows up with action within the week; this year, they worked with me to correct a problem I was having with wire grass/string grass in my front lawn. Its been persistent for 30 years and other companies had either told me it was crabgrass or there was nothing that could be done about it. Independence applied three treatments this spring that killed the string grass this summer and now allow me to have a beautiful lawn here this fall and I’m sure an even nicer one in the spring. Brandon has gone out of his way over the years and his crews are thorough reaching every corner of my yard. The grass seed that they use is first rate. i’m no expert, but apparently it is pre-treated with fertilizer and I observed it germinating in about half the time my neighbors store-bought seed took. I read that grass takes about 10 days to germinate. If I set my sprinkler timer to water four minutes every six hours, I get germination with their seed in about five days. Even the new grass is lush and beautiful. They also leave behind a small sign in the yard with instructions for aftercare for each treatment and explaining what was done that day. The plan I'm on has them doing something to my lawn about 10 times a year. There’s just no way that I could keep up with the consistency I get from using an outside company and their quality is for better than I could ever get my own or from the services I’ve tried in past years. They just don’t even come close. I look forward to many future years of service from Independence .

Andrew and the whole business did an awesome job reviving our landscaping and did it so quickly! Everything looks great and reasonably priced.

Frequently Asked Questions

Both are naturalized channels that guide runoff to a safe exit - the difference is the finish. A dry creek is lined with decorative gravel and boulders for a riverbed look, while a swale is graded and blended into the turf so it disappears into the lawn. We recommend whichever fits your drainage needs and the look you're after. See our dry creeks and swales →

Cost in Ashburn comes down to the same factors as anywhere - the size of the affected area, how severe the problem is, the solution or combination the site needs, equipment access, and how much restoration the job requires. Here, clay lots that lean on a sump pump sometimes need both surface drainage and regrading to take the load off the pump, which affects scope. Every project is quoted after an on-site evaluation, so the number reflects your property rather than an average.

Ashburn's subdivisions were built fast on heavy clay that holds water tight against the foundation, so the sump pump ends up doing the work the soil can't. Surface drainage - intercepting and routing water away before it reaches the foundation - relieves that load, so the pump isn't your only line of defense. A pump that never rests is usually a sign the surface water needs managing.

We don't - our business is built on long-term client relationships, and our existing maintenance clients come first. If you're open to an ongoing service like our Ashburn lawn care program, we're glad to meet with you, evaluate your drainage, and put together a correction plan.
