Professional Yard Drainage in Oakton, VA
A soggy area on a wooded lot, water pooling at the foundation, ground that stays wet long after a storm - in Oakton, large lots and expansive clay make these problems common. Since 2006, Independence Landscape has corrected yard drainage for homeowners across Oakton with permanent, gravity-based solutions. Our drainage specialists start with a full evaluation of your property's soil, slope, and conditions.
Complete Drainage Solutions for Oakton, VA Homeowners
Dry Creeks & Swales
A dry creek or swale is a naturalized channel that guides runoff along a controlled path instead of letting it spread across the yard - a natural fit on Oakton's wooded, rolling lots. Finished as a decorative riverbed or blended into the turf, it manages water while adding to the landscape. Learn more about dry creeks and swales.
Downspout Extensions
When a downspout discharges beside the house, that roof water sits against the foundation on clay that's slow to take it in. A buried downspout extension carries it well clear of the home to a safe exit - often the simplest and most cost-effective first step. See our downspout solutions.
Yard Grading & Regrading
On a large, rolling lot, a poor grade can pull water toward the house from well across the property, and grading that has settled over decades often no longer carries water away. We rework the slope so water flows toward a safe discharge point, then restore the area with composted topsoil and fresh sod. Learn about our grading work.

Why Drainage Problems Don't Fix Themselves
Oakton sits in the Difficult Run watershed on expansive clay that swells when it's wet and shrinks when it dries - soil that drains poorly and shifts under foundations. On the area's large, wooded lots, rolling terrain pools water in low spots, mature tree roots compete for the same ground, and grading that was set when most of these homes were built in the 1970s through 1990s has since settled. A small wet area on a big lot tends to get worse over time. That's why we evaluate the entire site before recommending anything.
What Proper Drainage Actually Prevents
- ✓ Basement and crawlspace water intrusion
- ✓ Foundation cracking and settling
- ✓ Standing water that breeds mosquitoes
- ✓ Soil erosion, washouts, and bare spots
- ✓ Drowned or root-rotted plantings
- ✓ Icy walkways from winter runoff and refreeze
What Our Customers Say
Witnessing this, I went outside and met Chris, who was genuinely apologetic and assured me they would fix the situation. Once the snow melted, Allen came by to install a new mailbox and it looks great! Chris has also kept me informed, letting me know that once the weather improves, they will repair the damage to the grass in my yard and some of my neighbor’s caused by the plow.
It’s refreshing to work with a company that stands by its promises and takes accountability for unexpected incidents. I appreciate collaborating with a locally owned business that values strong ethics, and I look forward to contacting them for any future landscaping needs. The commitment of employees like Chris and Allen truly makes a difference. They exceeded my expectations in addressing the damage, and I’m very thankful for their efforts. Thank you, Chris and Allen—your company is fortunate to have such dedicated team members!
Independence is a bit higher in price compared to the company we had been using, but, like the saying goes... you get what you pay for. Their treatment plan works great. I had been doing the fertilizing, spraying, etc. for many years and our lawn looked great. But a few years back I thought I would save some time and as the cost was going to be similar we went with another company that initially worked out well. And then we came upon Independence. They were in our neighborhood and we thought we would give them a try. We are so glad we did. Their approach and treatment plan works great. So great that some of our neighbors have asked us who we use.
We can't say enough about Allen. He really makes the difference. It's nice to be able to speak with someone who knows us and our property. In fact, we are considering going with their tree and shrub program next season.
First rate experience and first rate manager. Thanks Independence and Allen for taking care of us so well.
